Conclusion of contracts
AGREEMENT ON FUTURE PURCHASE CONTRACT
Describes the future subject of transfer, the purchase price and payment schedule, the right of withdrawal and the procedure for actually concluding the purchase contract for the transfer of ownership of a unit. Attached to the Agreement are a specimen of the actual purchase contract for the transfer of ownership of a unit, a diagram showing the layout of the apartment and its location, a description of the standard fittings and fixtures of the apartment and the client change rules.
PURCHASE CONTRACT ON TRANSFER OF UNIT OWNERSHIP
This will be concluded at the seller's invitation within a pre-agreed term of up to 30 days after the delivery of an invitation to conclude the purchase contract, which will be sent within 30 days after the following conditions are met:
- on the seller’s part – acquisition of the occupancy permit, allocation of a descriptive number and registration of the ownership right to the units according to the declaration on the division of ownership of the land,
- on the client’s part – full payment of the purchase price to the seller's account.
JOINT APPLICATION FOR PERMISSION TO ENTER OWNERSHIP RIGHT IN LAND REGISTRY
A joint application for permission to enter the ownership right in the land registry signed by the seller and the buyer is submitted by the seller to the land registry office's filing office within 7 days of conclusion of the purchase contract for the transfer of ownership of the unit.
HANDOVER OF APARTMENT
The handover of the apartment will take place within 15 business days of conclusion of the purchase contract for the transfer of ownership of the unit. A handover report will be drawn up and the buyer will receive a manual with basic instructions for the use of the apartment in the unit and the common parts of the building.
