Contract on future purchase agreement
Describes the future subject of transfer, purchase price and payment regime, right to withdraw from the contract and procedure for concluding a purchase agreement on the transfer of ownership of a unit/land, of which the house is a part. The annexes are a sample of the actual purchase agreement on the transfer of ownership of a unit/land, of which the house is a part, a diagram of the apartment/family house and its location, a description of the standard equipment of the apartment/family house and the rules for client changes.
Purchase agreement on the transfer of ownership of a unit
It is concluded at the request of the seller within a pre-agreed deadline within 30 days from the delivery of the request to conclude a purchase agreement, which will be made within 30 days from the fulfillment of the following conditions:
- on the part of the seller – acquisition of legal force of the final inspection decision, assignment of a descriptive number for family houses and, in addition, registration of rights according to the declaration on the division of ownership rights to the land into ownership rights to the units, i.e. legal formation of units and legal formation of SVJ by its entry in the relevant register for apartments in apartment buildings,
- by the client – full payment of the purchase price to the seller's account.
Joint proposal for permission to deposit ownership rights in the real estate cadastre
A joint proposal for permission to deposit ownership rights in the real estate cadastre, signed by the seller and the buyer, is submitted by the seller within 7 days from the date of conclusion of the purchase contract on the transfer of ownership of the unit/land, of which the house is a part, to the KN registry office.
Taking over of the apartment/family house
The handover of the apartment/family house is carried out within a mutually agreed period of 15 working days from the date of conclusion of the purchase contract on the transfer of ownership of the unit/land, of which the house is a part. A handover protocol is drawn up on the handover and the buyer receives a manual with basic instructions for using the family house/apartment in the unit and common parts of the apartment building.
