About the project

Along with the first stage, the new district Vivus Kolbenova began to emerge. It offers a unique opportunity for those who want to live near the city center right next to the metro station. At the same time, you can enjoy the benefits of quiet living in the immediate vicinity of the park and cycle paths in the heart of the revitalized Vysočany.

The first stage of Vivus Kolbenova offers 255 new apartments. They are located in two buildings with a common first and second underground floor and eight above-ground floors. The last above-ground floor is receding, so the apartments located on this floor offer generous terraces. The offered new apartments range in size from 1+kk to 4+kk. For apartments on the first floor facing the green yard, front gardens are included. Most of the apartments on the other floors have balconies. Of course, there are also cellars located in underground floors.

Location

Kolbenova and Vysočany as a whole used to be an industrial part of the city. However, thanks to the support of the city and activities of developers, they are becoming a modern architecturally and urbanistically interesting Prague district. Vivus Kolbenova offers a new home right next to metro station B (Kolbenova station is only 130 meters away).

You can run, bike or in-line on the bike path along the revitalized Rokytka river. Park Zahradky offers a large children's playground and an outdoor gym. The Galerie Fénix shopping center with a wide range of services, including fitness and wellness, is only one metro station away. Schools, kindergartens, pharmacies, theater, post office and many gastronomic culinary concepts are a few minutes' walk away. Spaces for a restaurant or supermarket are planned in one of the future stages directly within Vivus Kolbenova.

For the fastest transport to the center of Prague, you can use the metro, which is a few steps away. If you prefer ground transportation, there is also a nearby tram stop.

Schedule

The construction of the first stage started in the spring of 2020, when demolition work was underway. The construction itself began in the summer of the same year. As early as the summer of 2021 the rough structures of both parts of the first stage were built. Due to the scope of the first stage, additional work was carried out for almost a year, so approval took place in the summer of 2022.

Early phase of rough construction.

Rough construction of building E2.

Finished rough construction.

Installation of insulation.

Standards

The buildings have been designed in a low-energy standard, achieving the “A” Energy Performance Certificate (i.e. extraordinary energy efficient). This implies e.g. proper thermal insulation of the building envelope and high-quality windows. The materials used in the interior of individual apartments were also above standard, e.g. a three-layer wooden floating floor.
